Where can I find out how much a house sold for on the internet?

When making an offer in this type of situtation , be sure to at least get a title search done on the property. even though this may be a great deal , buying a home at half the cost due to the condition. you want to ensure that the title is free and clear of any debts or leins on the property. Purchase title insurance for your protection. If you are confused with the process you can always contact a real estate lawyer to assist you with this.

I think what you are asking is " Can you pay only one side " the buyers agent . That is usually only done in a forsale by owner situtation. And if you have a good listing agent , they will get your property sold quickly. But to answer your question all commissions are paid by seller . So if you have a 6% agreement , that is autoatically divided between the two agents. So you are only paying one commission rate. It is the selling agent that lists the property so the buyers agents can find it. Commission are allways neg. , perhaps you can work out a rate that justifies the listing amount.
As far as marketing , as a homeowner , you can work out with the listing agent how you want it promoted. You can suggest only pre-approved qualified buyers may see the property.

In Philadelphia , we have buyers agent , sellers agents and Dual agents. To avoid most problems it is best if you are buying to find a buyers agent that will be dedicated soley to you. When an agent represents both sides there has to be a balance of fairness to each party. I myself when representing my buyers often keep open communications with the listing agent and the mortgage lender to avoid surprises. But when apply for a mortgage it is recommend to have a relationship with the mortgage broker as well. Usually the mortgage brokers do attend closings , and they can and will address all your mortgage concerns. And your buyers agent will be the one fighting for you with 100% dedication. It is rare that lawyers are used in Philly transactions. It is always the right of the client to do so. In special circumstances like estate sales etc. I may recommend a lawyer. - Sun Jul 15 2007, 10:00

Hi Kim ,
I can speak from my very own experiances. I am a mother of three girls . Two are in college now. When I decided to move it was challenging. I love all areas of Philadelphia . So I first looked into the schools. Private and public. I took into consideration as to if I wanted a safe walk or allow them to comute. So I actually purchased a home a few blocks away from the school that best suited my children. There are many things to consider , but that is where I started.
