First get yourself a Realtor (shop around and make sure you are getting someone who knows what they are doing and who truly listens to your needs). You could possibly advertise your house as "needs some TLC" or "handyman special" and drop the price on it a little so that buyers know what they are getting. You could call your local police department for crime statistics. Sometimes the city will have this information on their websites too. Apart from crime, you want to make sure that the development has sidewalks and/or is pedestrian friendly. Maybe once you have your crime stats, you and your wife can do a little recon in your vehicle and map out good places to walk. Hope this helps! - Sat Jun 14 2008, 08:24
Remember that zip codes can cover a large area and what may occur on one end of that zip code could be something completley different to what is happening the other end. In my market, we have luxury homes priced upwards of $400k in the same zip code as tiny homes selling for under $100k; they are just either end of that zip code. You would be better served using other search criterias. Sometimes the city or locla council will have a website where you can search for such statistics. Good luck! - Sat Jun 14 2008, 08:19
I am a Realtor myself now but before I was, my husband and I had the best Realtor ever! She inspired me to become a Realtor through her hard work and likeable personality. The three most valuable things she offered were:
1. LISTENING, not just hearing. She only showed us the properties we truly wanted to look at and that fit our criteria.
2. TRUSTWORTHINESS. This wasn't through any single thing she did; we just got on with her very well and through her daily activities, we could see that she was very trustworthy and reliable
3. COMPETENT. At the time, I did not realize everything that went into the sale of a house (we were first time buyers when we met her). She handled everything beautifully and smoothly but it wasn't until after the fact that I realized just how much work she had done to make sure that transaction went so smoothly and we didn't have to worry about anything.
A couple of negative things were that she was always a few minutes late and sometimes she didn't answer her phone very well or get back to me for a day or two. However, because of the above positive points, these things really were not important. In the end, we were 100% satisfied with her and have referred MANY clients to her.
