Being familiar with your situation, I would suggest buying before you retire. Traditionally lenders look at and want a specific amount of current employment history. Granted you will have your retirement income but will it be enough to qualify you for a loan for the type of house you are looking to purchase without considering your new employment? I have 3 homes listed in Sun Air Estates (Peoria). Arizona's best kept secret when it comes to 55+ communities. 2 are duplexes with 1 car garage. The other is a single family home built in 2001 with 2 car garage. Sun Air is less than 5 minutes from the 101 Freeway. 25 miles to Airport. Close to the Cardinals & Coyotes stadiums, Westgate Center, Peoria Sports Complex, Arrowhead Mall, restaurants, hospitals and medical facilities. Our HOA fee is $170 annually and there are no buy in fees like other adult communities in the area. The HOA has no restrictions on rental properties. 1 occupant to be 55+ and no children under 18. The community has a Rec Center & Pool. Given our location, any of these homes would make good investment properties whether it be year round rental or seasonal rentals. First, what sort of properties are you looking for? Single family, condo, townhouse etc. Are you looking in family communities or 55+? Perhaps you could be a little more specific in your search criteria. Needless to say there are so many different areas to look in in Phoenix and unless one knows what your search criteria is it would be hard to offer you any sounf advice at this time. - Sun Jun 29 2008, 07:42
