About Me
I have been a Realtor in Peoria, IL for the past 2 years and am currently in the top 26% of my company. I work under the unbrella of Coldwell Banker Devonshire Realty who owns 13 companies between 4 metropolitan areas in Central IL. I am also in the top 38% of agents in our Board. My focus for buyers is helping the buyer find the perfect home within his/her budget in the least amount of time possible with the least amount of difficulty. My focus for sellers is pricing the home right to allow for the quickest sale at the best price with the least amount of effort. In a business where you are making life decisions, I feel honesty, trust and integrity are my best assets.

It is a matter of public record and there are a couple of ways to find out. If you have an agent, ask that agent to look in the MLS. If the home was previously sold through a Realtor/Real Estate Brokerage, it should be listed in the MLS. If not, you can look it up on the Tax Assessor's webpage. How can I be a smart first time home buyer?

I would suggest the first thing you do is speak with a mortgage broker to find out how much house your income and budget will allow you to buy. Also consider how much of a mortgage payment you are comfortable with to help determine home prices for your budget.

You should sit down together and make a "Must Have" list and a "Would like to have" list to determine what type of home you want. This will help tremendously when you do contact a Real Estate Professional.
Determine what areas you would like to live in. Do you have children? If you do consider school districts. After that take a drive through those areas at different times to determine how the neighborhoods rank in your opinion. Also, are you handy? Do you mind a home that needs a little work?

Interview a few agents. Find one that has a proven record, but having said that don't dismiss new agents. This is why an interview is good. Make sure you can connect with the agent. Make sure he/she understands what type of home you are looking for, the amount you are comfortable spending, and the neighborhood(s) you want to live in. Then ask how he/she will seek out homes for you to look at. Set a pattern for how you will find homes together, whether it is you out driving by homes to rule them out, looking at homes online before physically visiting them, or relying solely on your Realtor. Bottom line, you are the boss - make it work for you. Also find out how knowledgeable your agent is by asking him/her to describe the process once you have found a home. If he/she is new and can't answer all the questions, do they have backup to help them through the process, thus helping you.

This is one of the biggest decisions of your life.....find an agent and mortgagor that you are comfortable with and trust. Good luck and have fun! - Wed Aug 15 2007, 09:07
