Welcome to real estate. I remember way back when I began my career in real estate and felt the same things you are feeling. I didn't have any training and felt very lost. It is very important to take any training you can get your hands on and with that and practicing the skills you learn, you will do great.

I teach new agents that join our company in the Pensacola area and we have a class called FastStart that guides new agents through the process of prospecting and servicing buyers and sellers. I'm not sure who you are with, but check with them regarding any company training offered and take advantage of it. It really makes a difference when you break down the process into logical steps, learn the skills and then practice them and take advantage of the tools offered by your company.

When you believe in what you are selling and you know the inventory you are halfway there. Taking the training offered through your company and board will help you get the rest of the way there. Always be ready to demonstrate the value of your services to your buyers and sellers.

Hi Chris,

Checking the Escambia County Clerk of Court site is the best place to find houses that have been or are in the final stages of foreclosure for the Pensacola area. If you are wanting to find something that has not gone into foreclosure, but may be obtained via a short sale, it would be best to find a local real estate professional who will check the "hot sheet" on the local MLS every day.

There are also programs that some real estate professionals subscribe to that allow them to search properties that have been delivered a first notice of foreclosure, allowing time for someone to buy it prior to final foreclosure. There are many great agents out there that can help.

I have a listing right now that is nearing foreclosure and we will be offering it as a short sale. If you are interested in contacting me for further information, just let me know.

One more thing...there is a small newspaper in our area called the Escambia Sun-Press and this publication prints the notices required for foreclosure. Good Luck! - Sun Jul 6 2008, 20:38
