About Me
I am a third generation Californian that chose not to make it a fourth.

I fell in love with Pensacola, FL on a visit in 1979 and made it my home in 1983. The sand got in my shoes!

I have raised three wonderful sons here in Pensacola. My boys would say we lived at Ft. Pickens! With the abundance of outdoor activities available in our area, the beach wasn't the only player. The boys grew up with fishing poles as well! We have camped, hiked, canoed and fished through out the Pensacola area. This is a wonderful place to raise a family!

I first started in real estate in 1984, several years later I became a full time student and graduated with honors with a major in marketing. I then returned to my first love, Real Estate, and have found it to be a very challenging and rewarding career. In 1992 I obtained certification as a Real Estate Counselor and was honored as the 1993 Pensacola Association of Realtors "Rising Star of the Year". I received my Broker's license in 2004 and opened Real Estate Direct to better serve the needs of my clients.

We specialize in residential sales and property management.

I just did a search on the MLS, there are 14 active rental listings with four bedrooms in the Northeast and 9 mile Rd area. They range from $875-$3000 per month rent. I can forward this information if you contact me with your email address.

Heidi,

The Milton/Pace area has all the amenities that you mentioned. For the larger Mall shopping you would need to come into Pensacola. Depending on where you settle, and the time of day, it is a 10-30 minute drive. If you would rather stay in Pensacola you will probably be better off in the 9 Mile Rd.,(University of West Florida), area or Northeast Pensacola. There is an ample suply of rental properties available in all of these areas. My website has an abundance of area information available and you may search the MLS for properties. Natacia,

A search of the multiple listing service shows that the recent listing on this property expired in August 2008. The list price was $369,900. The last sale was in Dec 2005 for $235,000. The Tax rolls show that in January 2008 there was a deed filed to remove one of the owners from the title. I have not seen anywhere that indicates a $50,000 sales price.

Also, unless the property has closed an agent can not tell you how much the property sold for. Once it has closed it is considered public information.

I searched both the Pensacola MLS and the Navarre area MLS. Neither one show this property as being for sale. Unless it is for sale by owner, there would not be a sign.

The last sale date according to both MLS systems and the Santa Rosa County property appraiser shows as being in 2005.

A google search reveals nothing new concerning "events" at the property or sales information.

As James Wheeler said, the most important thing you can do is to get in touch with a lender.

Not all lenders are created equal and have different programs and rates available.

One local lender I would recommend is Gulf Coast Community Bank. Also try the bank you currently do business with. Compare the rates and programs to see which one fits the best with your situation. Make sure you understand fully the terms of any down payment assisted programs.

Once you have been pre-approved you can be sure there are plenty of properties on the market in your price range. As of this morning there are 202 properties listed in your price range that have at least 3 bedrooms and two baths.

I do property management in Pensacola.

The rental rates ar down right now because of the over supply of available properties.

Properties that are updated, clean and in very good condition are still renting quickly, but not for as much as they would have a year ago. I don not expect the market to turn around until next spring. It wont be much, if any, depending on the state of the economy.

If we get hit by another hurricane than the whole thing changes.
