The reason your agent is talking to you about "days on market" is that if your home is price comparably to other homes in the market, and none of those others are selling, then he/she is trying to get you ahead of the curve in order to sell.

If a house is on the market and not sold after several weeks, it is simply overpriced in any market. Sellers have a difficult time understanding that when unsold, buyers who look at homes via the internet and do not call about it, are in a sense, rejecting it, based on what's been offered at the current listing price.

In other words, the market is "talking" to you to move your "fishing pole" to another pond. - Mon Nov 23 2009, 09:04
