First, do you own the land ? Then think about the "stage of completion". Do you want it completely finished ? If so, do you want upscale amenities such as hardwood floors, granite counter tops, etc.
There is a modular home builder in Lexington,MS. Some names to investigate online are Safeway, New Era, Carolina Building Solutions, and Genesis.

Ask your Realtor for comps on surrounding properties. What percent of the listing price are the sellers receiving/ A good realtor can answer this question & tell you an average price per sq. foot for comparable properties.

We spoke this summer about beachfront property in Pass Christian. There are many different companies that are building & shipping modular homes to this area. They are being used for residential & commercial properties. Like any other products, all modular homes are not the same.
The total set-up on modulars depends on the amenities inside the homes and the price of the lot.
