Hi David, it's not common. Of course, if you signed a contract with a corporation, they might have different officers, but usually corporations have difficulties in obtaining mortgage loans.
Usually reassignment of buyers requires your authorization. The escrow company will send you an amendment to sign to allow this. Make sure the buyer is fully qualified and is assuming all contingency periods.
The best thing to do is to have a long conversation with your real estate agent about the pros and cons of this. Your real estate agent is there to protect you and guide you through the process and has a vested interest in seeing the escrow close.

Hi Jessica, in my experience home owners insurance costs vary greatly by insurance company. I strongly recommend that you get several quotes from different agents before purchasing. If you haven't purchased a home yet, you can still call a couple of agents with the address to get an estimated quote.
Your real estate agent should be able to give you a couple of references to call. If you need add'l references, please do not hesitate to call or email me.

Laarni, I think that there are two different questioners - Sabine (the original question) and S. who continued on the conversation.
S, the seller via the agent legally needed to disclose all known defects of the house and provide any and all reports that they had. If you're not sure whether or not the report was disclosed and are concerned about the welfare of the buyers than by all means, send them the inspection report. They probably already have it. S, you really do not know if the report was disclosed. I always advise my sellers to disclose all known issues. This protects both the seller and the realtor. It doesn't make sense not to disclose and leave yourself open to a potential legal action. - Fri Apr 18 2008, 23:21
S, legally, the seller has to disclose and share all reports that they have with the potential buyers. So... if you (your agent) gave the seller's agent a copy of the report, the seller needed to disclose it. Even if you didn't provide the report, they need to advise the buyer of anything that the seller know about the house. - Fri Apr 18 2008, 19:04
Great question Sabine. In Pasadena, an inspection for a 3 bedroom/2 bath home will run about $350. I usually recommend that my buyers interview 2 to 3 inspectors to see who they feel comfortable with.
I have seen better results with independent inspectors vs. large companies. They tend to spend more time with my buyers and are not as rushed. Also, look for an inspector that will be able to email you a report so that you'll get it faster. Also, when interviewing make sure that the inspector will be available to answer any questions after you review the written report and if they will go back out to the property (with or without charge) to check on any items that were addressed by the seller after the inspection.

Just go to the city hall and ask for the building department representative. That person should be able to pull all the permits and will tell you what you would need to do to add the electrical meters and ensure the property is in compliance.

Hi Peter,
I know that selling a home can be a very draining and difficult experience. The great thing is that you're almost at the end here.
A little flexibility will go a long way with your buyers. Just put yourself in their shoes. They're excited about buying your home and they're planning what it's going to look like and the types of things they'd like to do to make it theirs.
I just sold my personal home and moved to a new one. I changed carpetting and did some other work in both homes. It takes a lot of planning and coordination. Almost everything now needs to be prescheduled and preordered, especially carpetting.
If you are seriously thinking of backing out of this escrow, please check with a real estate attorney first for ramifications.
