San Marino is a great little city to look in for appreciation. It has the top schools in Southern California, with the middle School achieving the number one ranking for all of Southern California. This is an exclusive community with no apartments or townhouses, only single family residences. I am a specialist in residential property in San Marino and will be happy to assist you in your search. San Marino is home to many celebrities and/or wealthy residents who like to remain under the radar, so to speak, of the public. It is an exclusive bedroom community within 10 miles of downtown Los Angeles. Prices range from just under one million to multi-millions. - Mon Jul 21 2008, 13:24

I'm not sure I understand your complete question. Indy Mac is not taking on any new loans. With that said, it is the savings bank that has been seized by the feds and not the mortgage division. If you are buying a home, you should know who the lender is. Is this a current mortgage because if it is you will still be paying Indy Mac. Current mortgages have not been changed, you just cannot get a new loan through IM. You need to talk to a new/different lender for a new loan. - Sun Jul 20 2008, 15:54

Good luck with that. Like the others said, the seller's agent is the one in charge...as far as making contact with the bank. As the buyer's agent there is not really much you can do but keep in contact with the seller's agent to make sure they are keeping in contact with CW. I had an experience being the buyer's agent where the seller's agent told me that a negotiator at CW shredded our file because she got angry. These times are strange and are taking a toll on a lot of us. I am now dealing with waiting for Indy Mac to assign a negotiator. I might add that the San Marino area is something you may consider. San Marino is adjacent to Pasadena and is an exclusive community with only single family residences, no apartments, condos or townhomes. I am a specialist in residential property in San Marino, Pasadena, and South Pasadena. I ditto what the others said, and I don't mean to be a wet blanket, but be prepared to go through a lot of emotions and have the possibility of never getting the property. I work in Pasadena so we aren't hit as hard as Riverside (where I grew up) but the short sale can be a very traumatic experience especially if you do not end up getting the property that you had your heart set on. That is just my opinion and after I'm done with the short sale I've been working on for four months I will never do another one again and I, along with my mentor the assistant manager, are telling everyone to avoid short sales at all cost because they will drive you insane. - Sun Jul 20 2008, 04:37
