Hi Steve,

The best deals are found by making offers.

No one can tell a seller's motivation from one day to the next. Vivian and I counsel our buyers to choose a building they like. Then choose their favorite unit and we make offers. Sometimes the buyers get what they want and sometimes they dont. If we cant come to terms we move on to the next unit.

W/ regard to 2/2 Gulf front condos in Panama City Beach on the west end...we list and sell quite a few condos...the least expensive Gulf front 2/2 in the MLS today is price at $329K and is 1146 sq. ft. , approx. $287/sq. ft in Emerald Isle. There are currently 61 units on the market. The most expensive 2/2 in Splash 1505 sq. ft, listed at $635K and $421/sq.ft.

The oldest unit is 1974 built Pinnacle Port 2/2 1026 sq. ft. $438 price/ sq. ft., asking $450K.

If you want to get an idea as to trends we'll be happy to set you up on an automatic search in the MLS specific to your criteria and needs. When that is done you get an automatic email directly from the MLS whenever a new condo comes on the market, if there is a price change or if something goes pending or get sold.

Thank you for the reply. I did a search in the MLS and came up with 389 properties in your price range. So we may need to narrow it down by using other criteria like year built, property type, location and so on. But this is a good start. I have include single family homes, condos and townhomes (aka attached single family). So if any of these property types are not what you want just let us know.

Hi Vikki Ann,
I dont know if 'dangers' is the right way to look at it. You might think about it in terms of risk. Depending on the property, its condition and the lender buying a foreclosed home you may have a slightly higher risk factor in that you may have to come up with more repairs out of your own pocket than with some other transaction. In Florida you are as has been mentioned pretty well covered in that you will have the right to inspect.

Some lenders will come back with their own contract and addendums which according to some that I have seen have clauses in them that do limit a buyers rights as compared to the standard contracts that we use.

Foreclosed property condition from my experience can run the gamut for great condition to horrible. It just depends on the lender and what they decide to do in terms of marketing the property.

From my experience the lenders / sellers of foreclosures tend to be less negotiable on price to start however, manuy of them are quick to reduce the price if the property doesnt sell quickly.

The transactions can take more time and may require more patience on your part.

I can set you up on a search in the Panama City Beach MLS that will automatically email you listings that fit your owner finance/lease to own criteria. Once set up you will get an automatic email from the MLS when a property comes on the market, has a price change, goes pending or gets sold.
