We relocated from southern California almost five years ago and haven't looked back! You'll love it here, especially if you have a family. To answer your question, there are some well maintained neighborhoods throughout Redding, specifically on the NE, SE and West part of town. I recommend houses in the following communites:
1. Country Oaks (NE) - affordable and very family oriented, homes w/character, built in late 80's, early 90's
2. Ridgewood Estates (NE) - convenient location, houses on hills, built in the 1990's, nice area
3. Gold Hills (NE) - Golf community built in the 1990's with some newer homes
4. Alder Creek (NE) - newer homes built in 2004/2005, walking distance to Mountain View middle school and walking trails, great location.
5. Ravenwood (NE Redding) - smaller size homes (1500/1600 avg.sq.ft.) - 1990's, much more affordable than the above 4 areas ($250,000).
6. As to my favorite SE neighborhoods, I recommend Carriage Glen, Silver Creek, Western Ranches, Saratoga Estates and Copper Creek.
7. The West part of town is very desirable (a little more pricey), although you can find some incredible deals in some pocket areas that hold their value over time. Look for houses in Mary Lake, Sunset Terrace, Sunset West, Lake Side (new development), Ridgeview and Riverpark Highlands.
There's a house in Riverpark Highlands for $299,000, 3/2, 1,600 sq.ft. just a few streets over from another house listed at $925,000 - that's the kind of neighborhood I look for when representing clients.

Hi Jill,
The house on Valparaiso is located in the Grant School district. The closest high school is Shasta High. Also, there is another house on that street (16287 Valparaiso) that is currently for sale. It's a mediterranean-style house with 4 bedroom, 3 bathroom house build last year and 3,212 sq.ft. (and great views of Mt. Shasta), seller wants $749,000 for it and it's been on the market since February. It is vacant by the way if you wanted to drive out there. We are available to show it to you also. If you get a chance, our website has a list of homes on the west side of town with similar features.

One thing to keep in mind is that it never hurts to go back and resubmit an offer if your first written offer was rejected. Many times, sellers reject offers if they're too low (especially if they just put the house on the market) so it's good to give it a few weeks even up to two months and if they haven't had any offers they may just reconsider your original one. You ask a real good questions, one most people are wondering about. While our market didn't get over-built (like Sacramento) and other areas, Redding is still facing a down-trend on home values and it doesn't look like it's going to stop just yet. We expect prices to continue declining through 2008 and into 2009. We predict a plateau sometime in mid to late 2009, making 2010 the turning point. While this is good if you're a buyer (better deals), you also have to keep in mind the interest rates are slowly rising, at the end you have to ask yourself if it was worth waiting. If you haven't bought but you're planning on it, do it while interest rates are at low levels (assuming you're not paying cash).
