Two entirely different cities in two different counties that share name similarity only. San Francisquito Creek acts as a natural divider between the two. PA is Santa Clara county whereas EPA is San Mateo county.

The cheaper areas of Menlo Park are going to be Flood Park, The Willows, Fair Oaks, Menlo Oaks - all East of Middlefield Rd. Best to check a school boundary map (and call the district) to make sure any property you're interested has the schools you're looking for.

The real estate market is more ridiculous in Palo Alto with schools that, from a numbers point of view (API), are less than some Cupertino schools.
E.g. Faria (elementary school) has an API score of 1000.
