Both the Canyon Country Club and Tennis Club areas are premiere neighborhoods of Palm Springs. Both would be excellent locations for a vacation rental: Canyon Country Club because of the wind-free location and close to golf, and the Tennis Club because you can walk to the downtown area. Canyon Country Club is primarily on lease land, however most of the leases have been extended already, so its not really a big concern. Typically the more bedrooms you have the more popular your rental will be- mostly because there is more competition with 3 bedroom homes due to how many there are. However, many of my clients rent out their 3 bedroom homes quite successfully.

There a many great neighborhoods in Palm Springs- with a $800,000 budget, you'd be able to choose from a large variety of homes. You may not have as many options in the Tennis Club in your price range, however you might consider Vista Las Palmas and Deepwell as two premiere neighborhoods that are popular with those seeking vacation rentals.
