Below is a link, 27 listings under, $140 a square foot... check out the one on the golf course (no dues) also threw in one fixer under $100 s.f. - Mon Apr 28 2008, 16:52
John, if you're looking for the best prices, search the MLS by "Price per square foot" Anything under $175 per square foot is a great price in the desert area.

Note that HOA dues on Indian Leased land can be much higher that properties located on "Fee Land", if you are looking to purchase in a gated golf community in the Palm Springs/Rancho Mirage area. MLS reports show near the bottom whether the land is Fee or Leased.

I do have this option to search by price per square foot on my website along with automatic email alerts on Bank Owned Properties and Short Sales as they come on the market..

The valley’s oldest city is looking to more than double in size in two years by pushing its boundaries north of Interstate 10

If Indio has its way, a desolate 34-square-mile stretch of land north of I-10 nestled between the Little San Bernardino Mountains and Indio Hills would become part of Indio, stretching the city’s boundaries to 62 square miles.

..... I have several land listings in this area, prices are all over the board. Use Riverside County's GIS system to see if you are in a conservation area, flood zone, or if a fault line goes through your property.

Lots of good news on the horizon for the area
