Harry Ashley answered:
Palm Coast was only 'designed' in the late 60s from raw land, it is designed for 210,000 residents and we are currently at 65,000 - 90,000, depending on whos figures you wish to believe. During the 'boom' years, Flagler County (Palm Coast) was nearly always in the top 5 in the US for growth, therefore an influx lots of investors/construction workers and builders. So, lots of inventory of builder specs, new homes that investors paid the builder a $1000 at the start to build and then walked away from the deposit.

Yes, the sun does shine in Palm Coast!

Screened in porches to keep the bugs out - this is Florida!

There are always jobs, very few are well paid and very few industrial or construction jobs, if you are in the medical or service industry, you might be alright.

St Augustine vs Palm Coast real estate prices?

Harry Ashley answered:
Chalk and Cheese Denis, I also work in both areas, primarily in Palm Coast. Most people I know would like to live in the 'nice' (expensive) areas of St Augustine, but live in Palm Coast due to the affordability but with a 30 - 40 min drive to St Augustine.

Property search on my website for both areas.

Regards

Harry Ashley answered:
You can offer whatever you want, but if you are suggesting that you wnat to offer 30 - 40% off the list price you will probably not get very far! Banks are not stupid, when they receive an offer they have the property appraised. - Tue May 27 2008, 16:49
