Debbie Redditt has been a Martin County resident since the early 70’s. Born in Miami, she moved here as a teenager and graduated from Martin County High. Although she wasn’t convinced then that Martin County was paradise, she later realized she had indeed found her paradise!

It depends on what you want from your agent. Being 35 miles away is a bit far--but this realtor may be willing to step up and perform.
Key questions--Does this agent know the area, and the comps? Nothing is more frustrating to a buyer's agent than having overpriced listings to show--I find that the homes listed from out of the area brokers tend to be higher priced, and consequently sit on the market for longer periods of time, and get little to no showings. If the house is not occupied, are they willing to periodically go by and check on the house--making sure that the doors have been locked, the lights have been turned off, and the ac hasn't been cranked down to 60! Are they going to put a lock box on the house, or are they willing to drive the 35 miles and show your home each time they have a showing? Also, have they sold any other homes in your immediate neighborhood recently?
When you say they have the best and most complete plan--what are they willing to do besides put it in the MLS, put a sign out front, and a lock box on the home? What are their "out of the box" marketing ideas? Hopefully, you are not only considering her because she gave you the highest listing price!
Personality is only part of the equation in getting your home to sell, especially in this market. You really need to make your decision based on who can SELL your house. - Thu Jul 17 2008, 10:24

The East Coast of Florida is a large area! I agre with some of the others.....you would be more knowledgeable about the various areas if you came down and visited the areas. (US #1 will take you from Miami all the way north into St Augustine).
If that is not an option for you....give us some information as to what your "hot" points are: Do you want to live in the "city" (Miami/West Palm/Orlando would be good choices); Do you like the water (Stuart/Jensen Beach/Jupiter would be good choices; Do you want single family home or condo/townhouse living; Will you be living here year round, or will you be a "snowbird".

It depends on what type of environment that you are looking for. Port St Lucie has multiple areas that one would consider "desireable"--some are gated, some are not.

Being on a barrier island IHutchinson Island), you will be required to have flood insurance on any home or condo that you would purchase. Homeowner's insurance tends to be higher on anything that is on the island, because of the higher risk factors.
Hutchinson Island spans both Martin and St Lucie counties---"where" on the island would have some bearing on the price---ie: is it near the power plant?
If you are looking for a 3 bedroom pool home, under $300,000, there are many other areas besides the island that you will find homes like that. If you would like, please feel free to contact me, and I'll be happy to help you find something that is to your liking.

That is a good question! I believe that the answer varies depending on the area and the MLS involved in the listing. Our MLS requires us to show the property as "pending with contingencies"--meaning an offer has been accepted by the owner, but is awatiting an approval from the lender. We are also limited to submiting one offer to the bank, but can take back up offers with the approprate documentation in place.
The lisitng agent can tell someone that the bank "rejected an offer of 'x"" if asked.
