The problem lies in that a pre-foreclosure can have many issues. It can have issues w/ taxes or HOA's. The bank also needs to get a BPO(Broker Price Opinion) on the property. They are also collecting financial data from the owner's and determining what to do w/ the difference. They are also under-staffed in this department.

If you're looking for a quicker buy, then I would recommend only searching for bank owned properties. You can get a yes or a no within a couple of days.

I would recommend doing a short-sale. We would sell your property at market and the difference can either be forgiven or left on you credit. This will depend on the banks policies. It will also depend on your financial standing.

Other companies charge a fee. We don't charge. The commission and closing is also paid by bank, so no out of pocket for you.

However, you would have to pay for the list and also have cash in hand if you want to bid on any of these properties. You will also need to do research, since they only provided very limited info.

My team works short-sales, pre-foreclosures and bank properties. These properties you can finance and get a good deal.
