Matthew....while there are most likely no "legal ramifications", why start out on the wrong foot? I would suggest just being honest with the Listing Agent. There is no reason you cannot use that Agent to represent you as well if you are comfortable with her/him. In fact, after viewing the property you may develop a rapport with that Agent and ask them to show you other homes. As far as "procuring cause" ... In my market no one "owns a Customer". You are free to make an offer on any property through whatever Agent you wish. Still, it will be a much more pleasant experience if you are up front and honest when making appointments. Mindy...certainly read your Listing Agreement. Regardless of what is dictates, you can ask to terminate the listing early. Be sure that if they agree to early termination, the language RELEASES YOU FROM ALL MONETARY COMMITMENT to them. Multiple Listing Services forbid more than one Agent from Listing the property. - Thu Jul 12 2007, 10:39
Karen....Keller Williams Realtors are all Independent Contractors. While we all are members of our Local MLS systems and also have access to KWLS, we also all have our own marketing methods and place our own advertising. The Nationwide KWLS will populate our listings to nine websites, Trulia being one. Many of us also use keyword placement to get our listings even more exposure! I find it often helps to know more about the Loan you are looking for when choosing a Lender. For instance, many Lenders specialize in particular types of loans and can best assist you given their superior knowledge of the product. ie: Jumbo Loans, Community Grants,100% Doctor Programs, FHA, Commercial etc. With the market we find ourselves in , Local Lenders are very competitive and have many new programs. Perhaps you can describe briefly the type of Loan you are considering and get some specific answers. - Tue Jul 10 2007, 06:20
