Apartment Rental Agencies

A real estate agent handles both sales and rentals. If the rentals are in the MLS the agent can search and provide information and help you get the lease signed. There is no seapare "rental agent" category. However, some apartment buildings will have their own personnel on site that handles leasing/renting. They are normally not agents buy salaried employees that work only for that particular aparment complex.

This will depend on the particular contract terms. However, in most of the cases with standard contracts you will have to pay the commission if the broker produced a "willing, ready and able" buyer and you changed your mind without a just cause. - Sun Jul 1 2007, 14:22

In pretty much the whole US of A, there are certain type of agency representation. I don't believe there would be anything significantly different in Wisconsin. In most of the cases, the agency relationship used is called transaction brokerage. In this type, the agent represents the transaction. There are certain duties of the agent, e.g. confidentiality, honesty, etc. but there is no fiduciary representation. That being the case, when you call such an agent that person will provide you information and maybe also become your agent on the buying side as well. If the person happens to be what is called a singe agent, in which case he/she has the fiduciary responsiblity to represent only one side (in this case the seller), he/she will need to refer you to somebody else or ask the seller to change the agency relationship from single agency to transaction brokerage. The other end of the coin in this case is that you do not have to call the listing agent for information. You can indeed work with a totally different agent that represents you as the buyer agent and that person can provide you with all the information regarding the property.
