Want to buy house within few hours from Bay Area

I represent buyers and sellers on the Monterey Peninsula, which is only a couple of hours from the bay area. If you are looking for a great area to raise your family away from the big city, look no further. Either Pacific Grove, Pebble Beach or Carmel have exceptional schools and there are several great private school offerings here as well. Furthermore, the peninsula has never been more affordable than right now. Although we haven't seen the huge amount of foreclosures that the rest of the state has seen, we have seen prices come down significantly in the last few years, and the wintertime is the best time to purchase here (our off season).

Is this home for sale or available for purchase?

I was in this house over the weekend and have shown it several times in the past couple of months. Let me know if you have any questions about it or if you want to take a look at the inside. It looks like a pretty nice place for the $$. I also have the listing across the street from it at 898 Archer (needs some work) and another one just up the street at 855 Oak Street. I grew up just a few blocks away from here and know the area well.

In recent years, the Monterey Peninsula (Carmel, Pebble Beach, Pacific Grove and Monterey) has had a lot of second home buyers that are purchasing properties as vacation homes. Many of these buyers are paying all cash and have no loans to default on. This area is one of the most desirable areas arguably in the world, which certainly doesn't hurt the home values here.

Salinas houses the bulk of the work force for Monterey County. There is (or was) a huge discrepancy between median income and housing affordability in our county. If I remember correctly, in October of 2005, Monterey County was 1one of the 10 least affordable places to live in the United States! When the market was hot and qualifying for a loan was easy, many working class people in Salinas (as well as Seaside, Marina, North and South County) who never would have been able to qualify for a conventional loan (20% down, 80% financed) bought a house with 100% financing that they ultimately could not afford. I believe many were hoping to be able to flip the house in a year or two and be able to make enough money to afford to buy a home they could afford with a 30 year fixed loan. what's the crime like in seaside.?

Hi Frank,

The advice regarding crime in Seaside below is good. Check with the local police department. They are the only ones who can give you accurate information regarding the current crime rate.

As far as whether the prices will continue to drop and if you should wait until next year, I would have to say that it depends on what you are looking to buy in Seaside. I think the market is starting to gobble up the larger homes. I personally have been involved in a couple of foreclosures transaction in Seaside that have had multiple offers the same day they hit the market and have gone significantly over the asking price (roughly 20% over in both cases). With that in mind, I would say that most of the foreclosure property is coming onto the market at aggressive price points and it would be a safe bet to purchase one of these properties today. There are other properties that are still over priced and do not have any activity as of yet. Those properties will be forced to come down to the level of comparable foreclosures.

I think it is safe to purchase now if you pick the right property. I also think this market will continue in Seaside through next year. So you will have time to find the one you like. That is the beauty of a buyers market.

From a marketing standpoint, we like to stand out from the crowd with exceptional photography and cutting edge video productions of our listings. We take all of our own photography. This allows us to come back on the right day to capture each home in its best light. It is not uncommon for us to visit a home three or four times just to capture the right lighting to get the shot we want. Compare that to a photographer that is hired to take 9 quality photos and makes an appointment at 12:00 noon. If it foggy that day, guess what...you get gloomy, dark pictures. The weather on the Monterey Peninsula is truly unpredictable. There are dozens of micro climates and catching a property at the right time is as much luck as it is skill. You always have to go back more than once!

We recognize that almost every buyer for one of our listings in the past three years learned about the property they ended up purchasing online before they ever spoke to their real estate agent. We like to give this buyer every bit of information possible in order to get them comfortable enough with our listings to want to make the next step and see it in person. We load as many pictures as neccessary to tell the story of a property and most of the time dedicate an entire custom website to that property, again with a real video production of it.
