I agree with Bill that we usually suggest a minimum of $1000, however if you are wondering how much is too much to put down, the answer would be 5% of the listed price of the home. The reason we wouldn't suggest more than 5% is that you want to look serious to the seller and the more money you put before them, the more serious they believe you to be, but if the contract is breached by you, AND you are found to forfeit your earnest money, then you don't loose any more than 5%. If you were to put more down, he is only liable to pay you the 5% back, and s/he would keep the remainder. Now if you are wondering if the seller breaches contract, then they are liable to pay you a refund of your entire earnest money. Per the 2007 Ad Valorem Tax Table, Stillwater (16T) is $100.89/per $1000 valuation and Stillwater SD (16R) is $95.17/per $1000 valuation. - Fri Sep 5 2008, 18:21
I would try the courthouse. Deed records should have a forwarding address for all owners on the deed. If the wife isn't listed on the deed, there should still be a forwarding address to be able to contact them. I recently had a collegue in the office deal with this issue and we also needed to search the death records incase the wife is also deceased. In either case, someone at the courthouse should be able to direct you in the right direction. Is the property located in Creek county or Tulsa County? - Fri Sep 5 2008, 14:16
