Yes, if the home is vacant that can really speed up the process...There is a difference between pre-approved and the final process that the underwriters have to approve. The first step is the application process that just takes a short time. I have had closings in as fast as 5-10 days when the full loan process was already completed! It also depends on if you buy as is or if you have to get past the home inspection process...that can take a few days too. - Thu Sep 11 2008, 17:29

I provide all of my buyers with a grid that has all vital information such as days on market, original list price, current list price, sq ft, lot sq ft, taxes, subdivision, bed/bath/gar, school etc. Also the history page that shows all details regarding seller's purchase price, how long they have owned it, how many different agents have marketed the property over what period of time. Find a great buyer's agent that can do these things for you.

Business is business...you can ask the advise of the family friend, but you don't have a divorce attorney review your real estate tranaction...and you don't have your real estate attorney represent you in a divorce.

I have assisted many buyers and sellers this year...several buyers had to present 3 offers to 3 owners before getting an accepted,,,(seller's were not coming off their list price much $2-5k) I just assisted a buyer with the purchase of a foreclosure JOCO appraised it at $481,000 we purchased it for $363,000 she will have $10-20k in repairs but it was a beautiful home that needs appliances, cleaning and some paint. Also, I just listed a home on 4-5 and sold it (today)4-11 for $5k under list price. Prices are across the board...bottom line the homes are selling for what a buyer is willing to pay :) I also own a rental business and my rule of thumb if you are only going to live in the area for 1-2 years...then rental is the best answer...if you want to also do a lease with option that works on some homes too. http://www.RentalHomeKC.com and I rented hundreds of homes in the Johnson County area. The rental prices are based on many issues...the approx. value of the homes is taken into consideration. The hard costs that the owner pays monthly, (ie payment, taxes, insurance, HOA fees etc.)The condition of the property, similar rentals in the area, the time of the year, the finished sq ft of the home, # of bedrooms, baths, # of garages, amenities that have been upgraded. My average rental is $2000 a month for a larger home, town homes/duplexes are considerably less.. I hope that helps.
