Dear LIz... supply and demand seem to be setting the price. This morning in the price range of $250K to $500,000. there were 152 active listings in the local MLS; 37 in Brewster and 115 in Sandwich. If this is a typical ratio, it is little wonder that the prices in Sandwich are lower.
Be mindful of the extra expense of the taxes, but don't let it dicate to you. If other expenses are equal, this annual payment disparity in taxes will eat into the money you save, in short order, but iff you need to be near the canal for commuting or other reasons, Sandwich should remain high on your list.
Opinion: the beaches in Brewster and Dennis are better.
