The Supra Lockbox is ideal because you can set up the email alert to let you know when the property was accessed. Any other system doesn't allow you to track traffic . As much as you would like to think that Realtors would not give anyone a lockbox combo to save them having to show a property, but it does happen. I would recommend NOT publishing the code in the MLS, but have an agent call you for access. At least then, you have some ability to know where the code came from. You would be obligated to report an agent who violated the rules...not to mention, have a great case for procuring cause... - Sun Sep 28 2008, 08:49

Online advertising has been yielding much better results..and it is less costly. Craigslist , Backpage and some of the other free sites have been pretty good sources. Also, international sites are great ways to get the word out. - Thu Jul 24 2008, 10:14

Hi Davy..that is a great question, and one that is on the minds of MANY Real Estate professionals. I would like to say that , as hard as it may be, resist the tempation to purchase leads from websites. Utilize referral netwroks when you can, such as ActiveRain. Also, look for a niche..offer something that your competitors are not offering. That is the approach that I took in Orlando, and haven't looked back. There are lots of free opportunities, as well as some low priced offerings that will certainly help. If you'd like o spend some time chatting on the phone about what I do, feel free to give me a call. Richard is right. It makes NO sense how the referral fees are listed. I've seen them as low as $50 (not worth your time) and up. The motivation isn't there to work the rental market because a prospective tenant may want to look at 5, 6 or more. At Gas prices of close to $4, the income doesn't justify the expense. - Tue May 27 2008, 16:26
