The only new construction of a courtyard plan that I know of is available at Providence in Davenport. There is a model of the Courtyard IV plan by ABD development there. The builder has sold the model to a private owner, but it just so happens that I know the person who purchased it from the builder and will gladly get you in contact with him because he's a business partner and trying to sell it.

The model is not on the golf course, but you can still build this home a golf course lot at Providence.

ABD development has built the courtyard plan in Stoneybrook and Palma Vista which are golf communities and also in Phillips Landing, Vizcaya, and Vista Royale which are not golf communities but numerous top notch clubs close by.

There's also a courtyard plan for sale at Bristol Park in Dr. Phillips. It's not a golf community, but Orange Tree Country Club and Bay Hill are really close by.

I specialize in SW Orlando, so I know the ones that are available here but I'm sure there's some in Lake Mary as well. - Tue May 6 2008, 19:43

I specialize in this zip code and have worked exclusively in Dr. Phillips and SW Orlando real estate since 1997. I've lived in Orlando, FL for quite some time and really south is the best exposure. In many eastern cultures, homes facing south brings peace and prosperity and who doesn't want that. South facing homes always have the sun shining on the front of the home so it does look nicer than north facing homes which have the front in the shade most of the time. I always know a home faces north when I see mildew on the front sidewalks, driveways, and facade. If you like your swimming pool to be warm, then it's a minor convenience. East and West facing homes do have strong directional light which can make it unbearably hot in some areas of a home. I like south, but it all depends on personal preference. - Tue May 6 2008, 19:23

I love LHP and had a great time there. Most of the homes nearby are older more established homes and the only new subdivisions are Windsong and Baldwin Park. I would check out the homes along Old Winter Park Road and homes between Park Ave. and Lakemont on Aloma along with Orwin Manor if you like established neighborhoods. - Wed Apr 23 2008, 08:10
