The banks typically want to see an "arms length transaction", which would exclude spouses. I've even seen a short sale approval letter from the bank where the seller had to sign agreeing that it was an arms length transaction, and if the bank found out otherwise, they would prosecute. - Mon Jun 23 2008, 04:25

Not at all. The only time I've ever had a home buyer concerned about the direction their home faced, t was due to religious reasons. Now, some may prefer to have a N or S facing home due to the fact that there will be fewer windows facing E and W, creating a more energy efficient environment. The sun here in FL can be brutal and many windows on the E and W sides of the home will definitely impact your air conditioning bills. - Sun May 4 2008, 07:07

When looking at single family homes in Seminole County, it seems that all areas are on the same timeline. There are just some areas that are hit a little harder than others.
I would tend to agree with you, that we aren't yet at the bottom, but it seems as if we're nearing it, because sales are picking up, as well as pending sales. Only time will tell.
If you're trying to time the market, be careful, because even a 10% additional drop in prices will on average be offset by only a 1/2% increase in mortgage rates. - Mon Apr 21 2008, 06:38
