It all depends on if your state is a redemption state or not. Some states you have up to a year to buy the house back from whoever purchased the house on the courthouse steps.

This means that you could indeed still buy the house from the old owner. Check with a local title or escrow company to see if your state does allow redemption. If so, you still have a chance but would probably need the advice of a competent real estate attorney.

This may not be your best option. You may get a better deal from the REO department at the bank. Go to your public records and put in that bank to see if they own any other properties. If so, check to see if they are listed and contact that realtor. Make sure you tell them that you are interested in the house and ask them what discount the bank usually sells for. - Fri Nov 14 2008, 12:52

I would recommend finding private money. Tell everyone you know you are looking for money and are they interested in a good, safe return on there money.

Read some good books about real estate investing and join a local real estate investing association. $200 is enough to put a deposit on a home, but not at an auction. Then you could wholesale the deal to another investor. - Thu Oct 30 2008, 06:18
