I also live in Baldwin Park and can tell you without question it is the best neighborhood in Orlando. As a Real Estate Professional I have the abiltiy to live anywhere I would like and the most important thing to me is my family. As far as schools are concerned the schools are A plus. I am also a former police officer so crime is always a concern, almost non existant in Baldwin Park. Lastly, This neighborhood is full of families and a concern for me is social networking for my wife while I am out of town or busy putting the deals together and again home run. There are a ton of stay at home moms in the neighborhood and they are a great support structure to each other. I wish you much luck with your home purchase and maybe seeing you as a neighbor.

I really appreciate all the answers to this post from these great agents. Most of them are right. From a buyers perspective purchasing a home in any metropolitan area via Auction is not to their benefit. The competition is just to high. The only time purchasing at Auction is a good idea is when you are one of a handful of people. That is a great question. Like the last agent posted. It all depends on how the lender reports the sale. Sometimes the worst consequence to the short sale are the missed payments, 90 days late on a mortgage payment is a huge hit to the credit. There is a solution for some folk that have to sell their home have not missed a payment, have good credit and are upside down. The solution is a SHORT PAYOFF. Often times lenders will allow a short payoff with a promissory note or an unsecured line of credit and what is better is they often times offer an interst rate of 0-3% over as much as 15 years.
