Some neighborhoods are also different and are a CDD community. Which is a Community Development District. The CDD fee is paid in the taxes and therefore will appear as though the taxes are higher when the HOA fees are much less than other communities. A trusted Realtor will be able to provide more information on the difference between a CDD and the HOA fees.

Tony, I am from the Midwest as well! You will really enjoy the Orlando area. One of our favorite areas is the Oviedo and University of Central Florida areas. It has the small town feel but is still minutes to where you want to go. There are many neighborhoods with all different types of ammenities, lot sizes, home styles, and locations that are close to work, shopping, and beaches. As a Realtor and Relocation Specialist I can help you by listening to what is important to you. The schools are primarily A rated and are some of the best in the area. There are many family friendly communities here which is one of the reasons why my family chose this area. It sounds like you will be in good hands! I have moved my self many times and it can be exciting and frustruating at the same time. Once you find the area you want to be in (say close to you childrens school) then it is finding the right neighborhood with the ammenities you are looking for. This is just as important as finding the perfect home with the right floorplan and all the features you want! These both are factored in to the price you are willing to pay for your home. Bob you are moving at the right time since you have so much to choose from. There are homes which are complete remodels and some that are new. I found several homes in the historic district in your price range which are lake front with a boat dock on at least an acre of land surrounded by majestic oaks and palm trees. Dining rooms I found were at least 17x13 and most were larger. I found beautiful English Country and Mediterranean style homes with soaring celings, beautiful indoor and outdoor fireplaces, balconies overlooking lake views, and square footage you are looking for all with in about 30 minutes of (ORMC). I feel it is best to sit down and meet with a Realtor who knows the area well and will be able to listen to all your wants and needs and be able to find the right home and community for you and your family. If you already know what area you want to live Realtor.com has been the #1 website for searching for homes online for years and is one of the most up to date. When you are ready it is best to contact a Realtor who can meet with you to discuss your financing and downpayment options (unless you are paying cash), talk with you about your wants and needs to help you find the right condo and community for you.
