Hi Alan,

As the other agents has noted, you will find it difficult to find a US lender to finance your purchase as an LLC because if the risk. I currently work with an international lender based in Central Florida who is quoting my UK clients 4.5% loans with 30% down minimum loan $215,000.

This is open to International buyers as well as investors. Loan qualification time is taking my clients 60-90 days but with many banks pulling back on international lending, this is a minor inconveniance.

Little Creek currently has 35 homes on the market for sale. The home next door to yours (4623 Ross Lanier is listed on MLS for $149,900. This property is the same 2387 sqft home as yours.

You will need to price your home at a deep dicount to compete with bank foreclosures. You may want to consider renting as an alternative until the market rebounds. If you do need to sell to avoid foreclosure, you will want to find an agent who is strong in dealing with Short-Sales of Pre-Foreclosure properties. - Mon Jun 30 2008, 12:04

Hi Tom-

There are currently 31 townhomes for sale in Celebration on the MLS and no pendings. Single family homes will always sell stronger that townhomes in almost any community. As far as why they may be selling poorly could be because of a number or market conditions (large inventory of townhomes, new construction outside Celebration, premium pricing in Celebration,large inventory of homes competing with townhomes).

There is no one answer to this but hopefully as we see the market bottom out and prices stablize the townhome market will rebound as well. - Thu May 22 2008, 19:56

Worrall-

There are a lot of vacation home properties in the Davenport / Kissimmee area that "vacation home properties". While your concern is valid, there are many properties in this area where investors are doing just fine with their investment. The current market is allowing investors to buy these vacation homes at prices that allow them to cover their expenses.

Most vacation owners us a management company to manage the property and book renters. To help increase the number of bookings it is recommended that you also help in the process by telling friends, family, co-workers, post in a local news paper, create a website to market yourself.

Location is going to be very important as well. Homes within a 5-15 minute range of Walt Disney World will typically get more rental weeks per year and at a higher weekly rate. Communities in this area can vary from basic features to gated communities with club houses.

The size of the house needs to be considered. A 3 bedroom my only fit a family of 6 but a 4 bedroom may fit 2 families of 10. A pool is without a doubt a requirement. Some homes use the garage as a game room which attracts families with children. Keep in mind that not every day is spent at the Theme Parks.

Management companies also vary in services and fees. It is recommended that you look at several before you decide on one. Often the home that you purchase will have a company in place and it may be beneficial to use them as they may have booking in place.

I agree with Robert on this one. These hotel condo projects are poor investments. You will find yourself feeding this property monthly just to break even. I honestly don't feel Orlando is a good market for this type of investment. Your mortgage and condo fees will well exceed what you take in on a monthly basis from rentals.

Don't rule out vacation homes or townhomes. There are some very strong foreclosure deals on these types of properties in the Kissimmee area that make solid investments.
