Short Sale Offers - Need advice ASAP

Hi Cathy,

I would say to have YOUR Realtor speak to the Seller(s)' to get a feel of what they have gone through over the past year. Have they received any offers, what were the out comes of those if any, and even ask straight-up if they would accept an offer asking for closing. If the Seller(s)' agent isn't giving of much information, I would have YOUR Realtor write up an offer asking for closing costs on an as-is contract. All they can say is NO! It doesn't hurt to ask and try. I've had some banks say no and others give a cap. You just never know! I keep stressing YOUR Realtor because it will save you from much stress if you are represented especially since the Seller(s)' have their own representation and will do all heshe can for the best interest of hisher client.

Also carpet and paint are cosmetic items and most likely will not be considered a "repair" even on a regular deal. Please let me know if there are any other questions you may have and I'll be happy to assist you.

Hi Jens,

Orlando is quite vast. Have you thought about what part of Orlando you are interested?
What types of community features are you looking for? Regular or Luxury?
What price range are you interested in?
Don't forget along with the initial asking price, you should know about the taxes and Home Owners Association fees, which can turn out to be very high depending on which one you are interested in.
Are you ok with stairs? If so, would you consider a townhome? You may not want to deal with having a neighbor above you (making noise). Plus a lot of condos are condo converstion aka apartments turned into "condos".
Viewing properties online is a start, but I would recommend speaking to a real estate consultant who will guide you in the right direction and email you properties that are great deals as they come on the market (saving you time and stress).

What is a short sell and how does it work for the seller?

A short sale is basically a owner of a property selling their home "short" less than what they owe on their mortgage because they aren't able to afford and continue to pay on their mortgage. This process must be discussed with your lender in order for them to approve you selling short. If you have not been able to pay your mortgage for several months you should speak to your lender to see if there is anything they can do to assist you prior to selling your home. - Mon Jul 21 2008, 13:08

You know the saying...You get what you pay for. Sadly many Sellers go with low service brokerages thinking they are going to save money but in many cases it's the opposite. In our technologically advanced world you need a Realtor who can expose your property online in the best ways possible.

International Exposure
Virtual Tour
Up to 25 pictures
Free toll free 800#
Email your listing to investors & buyers in their database
Email Realtors your listing in other states

If your discount broker isn't able to do these things for you...YES you should switch RIGHT AWAY before you waste more money because TIME IS MONEY and you are wasting TIME with that brokerage.
