Getting an answer back is your biggest hurdle.
My experience is about 5 business days, Then if it accepted you could close in a month. However if there is another offer or offers on the table this could slow the process down a bit. Also if you come in with a low-ball offer you could extend the negotiation process.

Why would you be interested in a Lease Option. Is it because you do not have the down payment. The reason I ask is that when you enter into a lease-option agreement you are essentially agreeing to the price at that time. In 6 months or a year later the house may be not be valued the same. This kind of situation in this market favors the seller.

Gil,
You have made your home more marketable and as such more valuable.This does not mean you can ask much more for you home than a comparable home. BUT, when shoppers are out there looking and find homes of comparable,size,price etc then your home will stand out and be the BEST VALUE.
