Splitting Hairs? Maybe...but you deserve to have all your questions answered BEFORE you sign anything...Were you ever offered the opportunity to consult with legal advice on anything you didn't understand?

I couldn't tell who "snapped" at you during closing, but I would assure you....

Please take these questions to the Principal Broker of the Real Estate Company who worked "for" you. As a Realtor (r) we are charged with keeping the best interest of "our" client upmost. Ask about "disclosed dual agency" and how exactly the company was protecting you if they represented the Seller, also. I would also be concerned about "outside agreements" that were forbidden within the signed contract!

If everything is OK...you should receive POLITE prompt answers to any direct questions. In addition, this could be an excellent opportunity for the Managing Broker to help train this new agent and, perhaps, educate the Listing Agent who also failed to remove the sign at closing.....

Good Luck with all this...I'm hoping that everything turns out great in the end.

Not to be vague, but Price per Square Foot is Totally based upon your "style of home and standard of liviing"

Congratulations on coming to Oregon! I lived in Roseburg in first grade and still have family in the SW hills.

Will you have 10 foot ceilings and lots of nooks and built-ins? Granite Counters, Hard wood floors, etc....

Best advice is to look at other New Construction Homes in the Roseburg area...determine which homes fit your style and subtract the "value" of their land and any commissions involved.

Best wishes on your new home! I drew my own home plans back in 1990 and had it built in 1991. It was a wonderful experience!

Congratulations on successfully completing your short sale purchase!

You own the property...Permission for signage typically ends when the property closes. It is the listing Broker's responsibility to finish the transaction by removing the sign. Unfortunately, we can get caught up in life and "forget" something that important...

If the listing Broker still hasn't taken the time to collect her sign...please remove it and call the number on the sign to ask for pick up by a certain date. You can place it in a side yard or near your garage.

If you were represented by your own Real Estate Broker Please ask to borrow a SOLD sign and place it where it will direct the traffic. I sometimes use something like... "Sorry...You just missed this one!" I'm sure if given an opportunity, your Realtor could be creative and you could direct some of that traffic in your Broker's direction.

Many Brokers would LOVE to convert some of those Forclosure Lookers.
