This may seem self-serving. It is not, though. My suggestion would be for you to find a really good and experienced mortgage professional. As one in the industry, you need to know your options even before you go out looking. I have seen a lot of people upset when they find out that they cannot obtain a program which will allow them to purchase (this seems to happen only when they find "the one".)

If you need help in determining your creditworthiness and what your true options are, please feel free to let me know.

Are the Orenco Row Houses a good investment?

I am currently handling the mortgage on a purchase transaction right over where you are looking. As was mentioned by both David and Tom, the location is terrific for both investment and primary residences. With all of the techies, you cannot go wrong there (in my opinion). You know what they say -- "location,
location, location".

I see that you say refinancing is questionable. Have you spoken with a Mortgage Professional yet? If not, I can put you in touch with one... :)

Seriously, there are still options for refinancing. In order to be truly helpful, though, I would need further details. I do agree that renting it out may be your best option. But...if refinancing would be difficult, so would purchaisng with no money down.

You may want to have your agent follow up with those agents who have been through the home. Get their opinion on pricing. If you can afford to sell it for less, you may want to drop the price. Remember, though, that you are in control of what you want to do. Do not feel as though you must cater to everyone as there is a buyer for every home. Best of luck to you! :) - Wed Jul 30 2008, 20:41

Further, you have a right to your credit report. I suggest you only allow lenders to use the one you already have.

As for Wells with the 100% financing. In Oregon, they have done away with everything but the Guaranteed Rural Housing. As such, it is not likely they have anything where you are for 100% unless you are in a farm type area.

Hi John ~ I am afraid that you have been caught in the middle of an uncomfortable time in this industry. While you did receive a pre-approval letter, most of these have disclaimers that the approval is not final. You will be in good shape with an FHA loan or one of that caliber. There are still several available at 97%.

You are correct...the 100% financing is basically obsolete for now. Sadly, there were too many people who abused the opportunities. Therefore, the choice for banks to offer these products have been pulled.

As to bank versus broker. i am a broker...and as such my loyalty lies there. That being said, I always recommend that you talk with more than just your local bank. Whether another bank or a third party broker, you are more informed and will feel better and more secure.
