Moving out of state, when should we start planning?

Hello Lisa,

I'd also suggest looking into financing because Oregon has some counties that are deemed "declining market" which put additional restrictions on financing. There are so many options but with the amount of guideline restructuring that has taken place you may feel better prepared knowing what to expect and in this market, you need to work with someone who knows what they are doing. Hello Amber,

FHA financing currently requires a 600 score. Conventional financing requires a 620 score (up to 90% of financing). There are portfolio programs that will take a 540 score with 25% of the purchase price as a down payment. You mention you have very little debt but you still have some. 30% of your credit score rides on if your current credit card balances (or any revolving account balances) are over the half way point of your limit. Start with the smaller balances first...look at what their limit is and try to pay those down to at least the halfway point. Your credit score will go up faster if you pay down all balances to at least the half way point then to pay off a credit card in full and leave another one maxed out. Any collection accounts (if this applies) needs to be on a payment plan even if it's only for $20 a month. It shows intent to pay.

If possible, don't allow any delinquencies to occur. If you are late on payments, you are showing little intent to pay on something that would have a large price tag attached to it. Don't allow any accounts to go into collection, make payment arrangements before it goes to collection.

First time home buyer financing used to allow the buyer the ability to come up with less of a down payment. Financing now doesn't matter if you are a first time buyer or not, you still can go for the same type of financing. If you are looking for a low or no down payment loan then call me. Although there are 100% financing programs, you'll find that the private mortgage insurance company (pmi) will not always insure the loan. So using someone that knows what they are doing and keeps up with the rapid and ever changing guidelines is very helpful.

There are other ways of obtaining a down payment....gift funds and borrowed funds are some ideas but there are many options. Hello,

If you are planning on purchasing, I suggest looking into financing options before making an offer. Purchase financing has gone through major guideline restructuring . Many are finding that even though their loan is approved, the private mortgage insurance company (pmi) are not willing to insure the loan. So you really to work with someone who is keeping on top of it all. There is also government financing and portfolio programs that are available.
