Short Sales In Palm Coast

I am a realtor in Jax and have recently talked to a bank in regard to a possible short sale in Palm Coast (a condo in Canopy Walk). Her answer was that the bank looks to get at least 90% of the appraised value. So, I would suggest first assessing the area, (if you are unsure or have not visited, http://www.vacationrentalpros.com has some great rental listings). Narrow down to a few areas that you feel are within your price range. Ask a realtor for a Comparative Market Analysis to further narrow. Then look at getting an appraisal and make a bid. In terms of short sales - the bank is the one that finally accepts or denies it.

I agree with Shirl Frantz.

When they counteroffered, the in essence declined your offer and submitted you a new offer. So the original offer you gave is null and void. If you do not accept the new offer, the sellers can resubmit a new offer to you for your consideration, but they cannot accept a null and void offer. If the agent doesn't understand this, I would consult the broker, and if that doesn't work - I would call a real estate lawyer. - Thu Jun 26 2008, 13:37

Well Palm Coast is a fabulous place to stay. Close to so much. We have a second home (condo) in Canopy Walk that we rent out when we don't use it. If you haven't made your hotel arrangements, you may want to check out the following. http://www.VacationRentalPros.com. Our condo, as well as many others, are listed here for rent. This would give you an opportunity to check things out. Palm Coast is close to the beach, great golfing, not far from St Augustine/Daytona/Jacksonville.

I am pretty familiar with the NAS Jax side of the town (I used to work on that base for the Naval Aviation Depot). I also currently live in Oakleaf, and there is a pretty nice sized military presence here. Oakleaf has just about everything someone could want. They have great amenities (see http://www.oakleafplantation.com) and a pretty good support community with a lot of resident activities.

I am assuming you are military, if so, I would strongly suggest asking a few of the military at the check-in or security area.

But from NAS Jax, there are many great neighborhoods that are within 20 - 30 minutes. And I am sure most would give you a vast array of different suggestions. If you are single and want a progressive neighborhood, Riverside and Avondale are great. If you have a family, Oakleaf and Fleming Island have great schools. If you like the beach, Mandarin is situated between NAS Jax and the beach.

I hope this has helped. And if you are still unsure, maybe renting for the short term is a possibility. I have rentals in both Riverside and Oakleaf.

how is the 32221 area of jacksonville florida??

I grew up in th Westside (32221), after graduating UF, bought a house in a golf course community in 32222. As most have said, some love it - some hate - and a lot in between. You really need to ask yourself - "what is your lifestyle" AND "what is your price range". If you like the beach, you are a good 45 minutes away. If you like downtown life, you are within 30 minutes. If you like horseback riding, you are very close to the new Equestrian Center.

Since buying my house in Bent Creek Golf Course Community in 32222 (which I still have, but am renting out). I have moved to Oakleaf in Orange Park. It is very close to the westside of town (only about 10 minutes from my old home), but is a much more planned community for my growing family.

If you have any questions, I would be happy to talk about Jacksonville and the westside (as I have lived here for over 35 years now). - Thu Jun 26 2008, 13:00
