Being a retired Navy Chief I do understand your situation. Relocating due to a job does not put you in to much control of negotiation. But like Don said, you may be able to spruce up your home and make it more sellable than the house down the block. I believe what is very important is curb appeal. Your home has about 7 seconds to make a great first impression on a potential buyer and that is typically when a buyer drives up. Also, make sure the house is clutter free. Take family pictures off of the wall, I think a big MUST. Let them imagine there family photos on the wall. It will give them the ability to see them living in your home. While doing all of this, do not spend to much money, as you know, you don't have to much room in making a profit, if in fact you have a correct estimate of what your home is worth. - Sun Feb 17 2008, 16:54
I agree with the others on now being a good time to buy. I try to put myself into the shoes of the buyer and if I was to look at when to buy, it would be when I find that house that feels like my home. If you wait and pass up these homes just to save a few $$, you may find yourself in a home that you really will not be happy with but you may save money. Which would you want? So if you find the house that feels like a home to you and your family, GRAB IT. Finding a good agent is just one piece to the puzzle. You could find a great agent but your personalities may clash and your communication between each other may not be a good mix. There are all types of agents out there. Ones that will guide you through every step and on the other spectrum you may have an agent that only wants to talk with you when they have information for you. Yes you do need to interview with agents to find the one that best fits your personality. Also, do not underestimate a new agent. What they do lack in experience, they make up in hunger to be a great agent and bend over backwards to do the best for you. - Sun Feb 17 2008, 16:14
