I agree with Amanda that an Irvine area realtor will be able to help you find the best buys. No one knows for sure how far values will decline but many areas of Irvine have not experienced as sharp a depreciation in value as have other neighborhoods in SoCal. Irvine is a great place to live. It depends on the area you want to purchase your home in. Anaheim is experiencing some revitalization which may bring the values up after a while. No one knows for sure what the future holds. An experienced realtor in the Anaheim area should be able to guide you to homes that meet your criteria. Most believe that we will not see a huge appreciation of homes like we did in recent years for a very long time.
