About Me
Rita Moriarty has been an active buyer and seller of real estate in Southern California for the last 11 years. Rita grew up in the South Bay of Los Angeles and currently resides with her family in South Orange County. After graduating from the University of Southern California in the late 1980's, she worked for Coldwell Banker Commercial Group as an accounting specialist, then worked abroad in Asia in 1990-91. Rita has also worked in sales, marketing, and customer service for large corporations like Toyota Motor Sales and Hanjin Shipping.

Hi Mary,

The number of home sales (volume) for many areas of California is up from last year. This could be an indication that we are bottoming out. However, we won't know we've hit the bottom until prices begin to rise. Do you want to buy on the downswing or the upswing?

If you can afford your payment and you plan on living in your home for 7-10 years, then you shouldn't worry. The pride of homeownership is a wonderful thing.

Hello Jm,

There are different types of liens. Some are secured by the property. Some, like HELOCS, are personal loans that won't go away with foreclosure. My advice to you is to make an appointment with a foreclosure counselor at a HUD agency. Go to http://www.hud.gov , click on "foreclosure", and then "talk to a counselor".

Hello Dennis,

You can do a little homework to find out if this a legitimate listing. Call a local broker and ask him/her to look up the address in the MLS. Remember, the commission is paid by the seller. As a buyer you should always have an agent working on your behalf. The commission will be paid out of the seller's proceeds. The agent or broker you choose can pull the listing and then do a current market analysis to determine if listing is below market. Your agent can then arrange for you to view the property. If you plan to buy and sell later, expect to be holding your asset for the next 5-10 years. It's not as easy to turn a property around for a quick profit as it was a couple of years ago. You could make it a rental or live in it until the market picks up. Again, a good, local agent can advise you and tell you how long properties are on the market before selling (Average Days on Market).
