Hi ITL
Opinions on schools is very subjective. Someone might value a school district because of academics while another is looking for a great sports program.
I recommend that you do some research on schools in the area. A website I find useful is the New York State Education Department site. It has a report card on all the schools in the state. You can access the site at http://www.emsc.nysed.gov .

I am sorry to hear of your misfortune. First and foremost you are not alone. Many people are finding themselves in the same situation.em
I would say that the first thing to do is call both lenders and explain the situation and ask if they have a loss mitigation department. This needs to be done as soon as possible. Depending on the lenders they may have a variety of solutions. Do not hesitate to talk to them. If you do not get anywhere with the lenders seek an attorney or Realtor who can help you in a short sale or some sort of mitigation.
Time is of the essence in these matters. Too often borrowers are embarrased or ashamed to talk to the loan servicer and too much time passes to get help.

Victoria-
It sounds like you should hire a buyers agent. The agent that showed you the property should have told you that the listing agent is actually the broker- so the agent who showed you the property is working for the seller as a subagent of the broker. Unless you agreed to a dual agency you would have no representation in an offer submitted .
It would be wise to submit an offer through another agency as a buyers agent. A Buyers Agent can work in your best interest throughout the transaction.
