Andrew Paluch, grew up in the Roncesvalles Village/High Park Area of TORONTO, ONTARIO, CANADA. Probably my greatest and most cherished memories are from that area. I went to St. Vincent De Paul and still have contact with many of the fellow students. Our first home was on 13 Constance, a big Victorian with 2 front doors. My brother and I delivered the Toronto Star for years in the area. I played High Park Baseball, (still go and catch the odd game). My parents owned a clothing store at 133 Roncesvalles. We then operated a 30 room Motel on the Queensway in ETOBICOKE for 16 years. During that time we moved and moved and moved.
As a small child I knew I would be in Real Estate, I remember the clickity clack of an Underwood typewriter as I sat on the stairs and listened in while an agent was typing out an offer for my parents. Magical Times.
That was 30 years ago. Today I am the one typing the offers and doing the negotiating.
I love what I do.

"Andrew Paluch, We had no luck selling with the BIG NAME GUYS and their TEAM MEMBERS. We decided to call a local agent. We called the right one. Andrew you are a truly special person, caring and thoughtfull, but most of all you SOLD OUR HOUSE!!! I know it took a few Open Houses and more then a few showings, but you were always there with a smile on your face. My Family and I will recommend you to anyone who might be thinking if buying and selling their home. Good Luck in the Future.

Hi Meg, I have to agree with the Agent. The commission is more then fair, if as you say your house is priced right. Just Hang on, most reputable Agents find the Home for their Buyers and not their pockets. We know that in the Future you will refer us to your Friends and your Family ....*IF .... IF we do our jobs very well*.

Thank You for all the help and suggestions. I think the the problem was the neighbors on each side. One neighbor had his old car up on stands, the other had a Basketball net and all the kids on the street were out there playing during my Open Houses.
I asked the neighbor w/the basketball net if they could refrain from playing during the Open House...Guess what...he understood and was really cool about it. The other guy put a Tarp over his car.
Sometimes you just have to ask, most people understand.
Anyway Blah Blah, Blah, I Sold it(5 weeks on the market) for 97% of ask.

I am not sure about the Market in DUblin, however all Markets tend to go up and down. I work in the Toronto area of Canada, we are experiencing a slow down here in turn over but not in price. People are waiting to see what will happen next. In the Long Run you can Never Lose in Owning Real Estate. Simple Rule of Thumb: If the Market turns down the more expensive properties lose the most value, the lower priced homes tend to hold their value. If the Market goes up (which it ALWAYS DOES EVENTUALY) the Higher end properties apprreciate faster then the lower end. History proves this, Land will always be valuable. Imagine the price of your home 15 years ago! Now imagine what it will be woth in the next 15 years and compare that to the property you want to purchase.....you will derive your own answer.
