You have a very nice home. The average sale price for your area is 71K. There are homes less and more than yours. Hang in there for another 10 days and see how it goes. If you are anxious to move the home, than reduce again. I have sellers who purchased new homes 7-8 years ago and are selling below their purchase price. They added fences, finished basements and other nice features with zero return.

Presentation on the MLS is your number 1 selling tool. How does your home look ? does it make a buyer want to see your home ? Young buyer's select their homes from the internet. Very internet savy.

Thanks Ken for the response. They are tough here in Nebraska on gifting from a buyer so may be best to consult the local lenders.

There are programs for first time buyer's. Go with a good local lender to get preapproved. They can recommend the best loan that meets your needs. That is always your first step. If unsure, your Realtor can set up a meeting with a great lender to begin the process. After that, you know what you need and can afford and are ready to go shopping for your perfect home. I believe you are asking about the required 3% FHA guidelines. Discuss with your lender. In todays tough mortgage market, the Seller can pay your closing costs but not the 3%. - Tue Jul 8 2008, 15:53

If you google Omaha rentals or Omaha homes for rent, there are several web sites with rentals.
If you want to purchase a home, you will need to consider how long you will be here to decide if that
is the best way to go. If you will only be here for 2-3 years, I recommend renting. I can send you a selection of homes if you wish to purchase.

Omaha is known as a 20 minute town so is easy to get around. Buyer's have so many areas they can consider. I specialize in residential properties. 80% of my business is new construction and surburban residental homes.
