Omaha property taxes vary, depending on which neighborhood you purchase in. As a REALTOR, when I have a buyer, I will look up the mill levy for each neighborhood the homes they are interested in are located and then I calculate what the probable tax rate will be for each home. Caution, some taxes listed on websites are exceptionally low and that is probably due to the homes not being fully assessed yet because they are new construction. WIth my listings, I do a CMA (Comparable Market Ananlysis) for the Seller and give them a suggested list price but it is up to the Seller to set the price. A lot depends on the Seller's motivaiton to sell. The sale price is actually set by the Buyer and Seller coming to terms through negotiation of the contract. Also the Appraiser ends up in the picture because if the house does not appraise high enough, the buyer will not be able to get their loan. - Wed Apr 16 2008, 09:23
