how do I list my property that I have for sale?

Alton,
Ask your friends and family if they can recommend a good local Realtor. Call two or three of the recommended Realtors and ask them to take a look at your house and give you a listing presentation. You'll be able to glean from the presentations what kind of marketing they'll do and what kind of knowledge they have of the local market. Select the Realtor you consider the best pick and let him/her handle the listing of your home.

I don't really understand how Lease w/ Option to Buy, or Rent to Own deals work.

Like VHB explained, a lease to own option is a good way for a buyer to get into a home they want to buy while they still work on their credit. Your Realtor can draw up all the standard lease option contracts and can negotiate your down payment and your rent credit. It's important the the option gets recorded on the title of the home, so that the seller can't sell the home to someone else during the option period.

Hi Madaline,

Foreclosure notices can be found at the various county court house web sites. There are quite a few pre-foreclosure listings on the MLS right now. If good schools are important to you I would recommend Olympia, Lacey and Dupont. From these towns the commute to Ft. Lewis is between 5 and 20 minutes and nice homes are listed from $250K upwards. It would be a good idea to work with a Realtor already. This way your Realtor can pre-select listings and put a tour together when you arrive. You might want to visit my website to view a virtual tour of Ft. Lewis, Dupont and Olympia. You can also search for listings and learn about the local communities, school districts and resources.
