In a short sale, the lender(s) that has the liens on a given piece of property agrees to accept what the open market brings usually at a price substantially less than what is owed. Thus the term short sale; the actual proceeds are "short" of the seller's financial obligation and the seller receives a complete release from the lender. Therefore the buyer & seller are winners in this transaction.
