Since you are listed as a "Home Buyer," I feel it best to answer from this stand-point. Representing Buyers, I touch-base with their/our Lender as few as 5, and as many as 15 times, from offer to closing. The primary contact involves giving you the best Buyer's Estimate to Close possible, since fees vary from Lender to Lender. Also, regardless of what a Seller requests, it is perceived as organized & "ready," when a Buyer submits an offer with a pre-approval letter.

Other items include a timely appraisal order, etc, because Oklahoma contracts have stipulated timelines for a Buyer's Lender. Also, there are verifications of progress in various stages of the pending-to-close process. This may help us all avoid delayed closings, which become VERY stressful for all parties involved.

On the other hand, when we represent a Seller, minimal contact usually occurs with a Buyer's Lender. This tends to be an Appraiser needing access to the home. Other times, issues arise in the closing process requiring verification of facts, fees, or opinions.

The Zillow approach is good! You can also go to Okla county's web page & review subdivision sales. This is public information. This however, is a VERY rough & time consuming approach! It requires calculating price/SF, etc.

Your best and most effective method is to get the assistance of a Realtor. His/her access to previous sales data, and knowing the aspects of timelines, inspections, funding, etc., is best suited for ALL Buyers.

Consider the following questions after making an offer, if you go it alone: "How much do I have to bring to the table? Is there a residential property disclosure? Mold disclosure? Any liens on the home? Will you, the Buyer, have an inspection done? Do you know how long you have to perform them? If you are financing via FHA, what are thier guidelines?"

You say the Seller has been "on the market for 140 days..." Sounds like the Sellers have a Realtor and you do not.

Again, to answer your ONE ultimate question: Interview a few and hire one Realtor! USUALLY, there are minimal costs, if anything, for you to have representation as a Buyer.

This could be VERY different if the home is a FSBO. Most FSBO's will work with you, even when a Realtor is involved.

Of course, all of these suggestions do not include closing, title, or loan fees. Good luck! - Thu Sep 4 2008, 19:55

Depending upon the county & their ability to display legal documents online, you may be able to view the current owner's mailing address. For example, a property is assessed in OKC, but all assessment information is mailed to Florida. Oklahoma & Cleveland Counties will display this information. Other counties require a subscription to view their information. Just mail a letter to the last known address, stating your intentions. There is a way to request notification of an address change, from the Post Office, if any.

Again, if you physically go to the county courthouse & request all docs pertaining to a property, & are willing to pay the fees, if requested, you can find most anything you need. These are public records and anyone may view them. Even if a person has 'passed', you should be able to have access to court documents, if title was passed through probate, trust, estate, or will. If this all occurred recently, it may take up to 6 months for the information to be filed. Hope it helps, but it looks like you may already know this. - Thu Sep 4 2008, 13:35

It is good to see you katts getting kewl! This is a great place to assist other Realtors while learing yourself. My clients really enjoy seeing their listing posted on numerous web sites through syndication or manual entry. Another way we show how their best interests are kept in mind when 80% of all lookers start on the net. It is still new to most Realtors in our area & their are only a few of us who are active in the forums and with listings. Trulia has generated great traffic for my clients!
