2 Questions Regarding SHORT SALES

Short sale has nothing to do with the length of time a property is on the market. It refers to the fact that the mortgage company is willing to accept a payoff, less than the actual amount owed. This is a common situation for those in hardship, or those over-mtged. If the mortgage company is willing to negotiate, it is unlikely that a property will be foreclosed upon. Short sale talk is an indication that everyone is willing, or at least, will consider working out problems!

So much depends upon the area and the homesite. In the OKC metro $110 plus per foot is a good "ball park." The nicer the home and the better the location---the pricer the build. This is a tough one but I agree with your Realtor. The point is to sell your house, not to have him over for Christmas Dinner. I would dictate that ALL communication goes thru your Realtor. I would also ask for more earnest money -- you might even want to negotiate it to be non-refundable.
