I'd like to suggest a little known community. Prospect, Oh. Prospect is located on the Marion, Delaware & Union County border. Areas such as Polaris, Dublin & Sawmill are all within a 20 to 30 minute commute. Also there is very little traffic. I agree with the others on this. However make sure that you get a couple of opinions and estimates on the fix. I recently had a home inspector who noted a bow in a basement wall during the inspections then gave the buyers agent a quote to fix. I find this self serving on the inspectors part as he has a business selling basement dewatering and repairs (where he makes the bulk of his money). The bow was less than an inch over a 8' wall and according to ASCHI this does not warrant a repair. There where no cracks or water problems in the basement. Was this a foreclosure property? There is many times a delay in the recording of the deed from the sherriff's sale. There is currently a house bill in the works that should speed up this process. If not what were the possession terms? - Mon Apr 28 2008, 20:08
You’ve had your property up for sale for approx 5 months, using 2 different realtors? I am assuming that the first realtor didn’t work out. Your Listing agent is your Partner. They have the same goal as you to sell your property in the shortest time possible, for a fair market price. Lately as a listing agent I have met with several prospective clients who while they seem to understand the current market conditions we are up against, for some reason it doesn’t apply to their property or situation.
Your agent most likely prepared a Comparative Market Analysis (CMA) which should have included comparables solds, actives and expired listings and new construction, which is your strongest competitor for buyers. A market analysis should also provide you with the average days on market and a market saturation report. Armed with all this information it is up to you and your agent to establish a fair market list price. Your job is to make sure the property is available and in show ready condition. Remember buyers looking at your home are also most likely touring model homes.
The existing home sale market is starting to show improvement and Mortgage rates are fantastic. There are also several campaigns from the National Association of Realtors, Local Boards and Real Estate Companies to encourage buyers that it’s a good time to buy.
