Verification of funds refers to providing the proof necessary to show that you have the means to purchase. Often bank owned property will have this disclaimer. An example would be a cash buyer who would be purchasing with all cash. The buyer still has to show where the money is coming from. A copy of the bank statement, IRA statement, 410K statement, ect. Hi Karyn,
I'm a local Realtor in the Amherst area. I would recommend contacting a mortgage broker who can find the best loan for your needs. Although there is a fee for their services, they have many more loan options than a traditional local bank could offer you. They will not only find the right loan but at the best rates as well. My company for instance has a mortgage officer on hand that can provide over 800 different loans at the most competitive rate.
Since you have not been qualified recently, and you were qualified a year ago, it would be very important to have things looked at again. Lenders in our area have tightened up their lending qualifications. Minimum credit scores have gone up and other criteria may have changed since the last time you were looked at.

Hi Nina,
Your question seems to be asking for the specific areas west of Cuyahoga County. These are from closest to farthest away the following...Lakewood, Rocky River, Bay Village, Avon Lake, Sheffield Lake and Lorain. The list continues but these are withing 30-40 minutes from downtown Cleveland. These communities border Lake Erie and offer boating , fishing, and great beaches.
